Parcel located along Route 630, in Andersonville, in the Parish of St. James, in the County of Charlotte, in the Province of New Brunswick, CANADA
SIZE: 35+/- acres or 14 hectares

       - The acreage is heavily treed in softwood Fir, Spruce, Cedar and hardwood Maple, Birch, Poplar.
       - There is a small ~½ acre open field area near roadside.
       - Neighboring tens of thousands of acres of Crown Lands.
       - Lightly settled and rural area
       - Plenty of wildlife on the property and area – excellent hunting and outdoor recreation.

For the outdoors person, the hunting and fishing and other outdoor activities will keep you very occupied. The Saint Croix River and Grand Lake, which forms part of the Canada - US border between Maine (US) and New Brunswick (Canada) has excellent boating and game fishing for smallmouth bass, salmon, lake trout, perch, pickerel and brook trout. There are also excellent canoe and kayak routes on the St. Croix River and nearby lakes for all levels of paddlers.

This acreage has ample road frontage along the paved and maintained Route 630 and measures approximately 400 meters wide and 350 meters long. The topography is more or less level, perhaps sloping slightly from east to west. It appears that the property was harvested for timbers roughly 20 years ago and as you can see from the pictures has regenerated very strongly in Spruce, Fir, Cedar, Birch Maple and Poplars.

Your acreage borders Crown Lands on the north which then leads into tens of thousands of acres of crown lands stretching north all the way to the community of McAdam and west to the Maine USA / NB Canada border.

The town of St. Stephen is 30 kilometers or 20 minutes south of your acreage. Situated on the east banks of the Saint Croix River and bordering the US, this lovely community is also known as "Canada's Chocolate Town". St. Stephen is host to an annual week long Chocolate Fest and home of Canada's oldest candy company - Ganong Bros Ltd. You'll also find a hospital, schools, University, churches, post office, banks, golf course and many other businesses and attractions in and around St. Stephen.

The major provincial city of Fredericton is about 95 kilometers (1 hours) northeast of this parcel, and the coastal city of St. John is 130 kilometers (1-1/4 hours) east of this parcel. Both cities are easily reached via paved and maintained provincial roads and highways.
