A large woodland acreage featuring 85.5 meters (280.5 feet) frontage on the northerly side of highway 16, year-round access, 230+/- acres of accessible land via a wood road through the property. 15 km (9 miles) to the west is the Village of Port Elgin and 10 km (6 miles) to the east is the Hamlet of Cape Tormentine, the Ocean, and the magnificent Confederation Bridge to Prince Edward Island. Westerly, northerly and easterly property boundaries measure approximately 2,145 meters (7,035 feet), 415 meters (1360 feet) and 2,210 meters (7,250 feet) respectfully.

The young regenerating trees are growing in very nicely and there are nice stands of mixed softwoods and hardwoods between the highway and a small brook crossing the property about 750 meters (2460 feet) back from roadside. A parcel of this size is well suited for entry in a woodland management program to promote a healthy and valuable stand of trees in the future.

For the hunter and outdoorsman this parcel is an absolute paradise. One could construct a new house near the old homestead or build a trappers camp within the property surrounded by the regenerating deciduous and coniferous trees. There is a private woods road through the land (see air pictures) and provides you with great access across the length of the land. Another possible use for the land is agricultural use; both for crops and animals. This of course would require cultivating some land, but there is certainly ample space for you to do this with 190 acres. Nearby farmers grow potatoes, corn, blueberries, and other crops.

The Trans-Canada Trail is just across the highway, opposite the property. The woodland nature trail is ideal for walking, cycling, nature observation, horseback riding, snowshoeing, cross country skiing and snowmobiling. You can follow the trail west to Port Elgin or East to Cape Tormentine and the Ocean. This is a wonderful feature to have nearby.

A short drive east from your property takes you to wide sandy beaches at Cape Tormentine - a great place to relax, sunbathe and enjoy magnificent views of the Ocean and Confederation Bridge linking New Brunswick and Prince Edward Island. Clam digging and splashing around in the warm waters along the shores of Baie Verte are a favorite pastime among children.

Location is very good: you are less than one hour from the City of Moncton, the Province of New Brunswick’s second largest city and heart of the fastest growing urban area in the province; the lovely Town of Sackville is 35 minutes distant and has restaurants, cafes, a hospital, University, and schools; the charming Village of Port Elgin is 20 minutes west along highway # 16.
