Here is an amazing property in Eastern Canada for anyone looking to own waterfront boasting privacy, nature, wildlife, in a friendly and peaceful setting. Your acreage provides more than enough room to develop to your liking, - whether it’s a place to park a camper by the water, build your dream cottage, or develop a hobby farm – the possibilities are almost endless!
Your acreage has approximately 1000 feet of beautiful protected shoreline on the Little Black River with great passage out to the Black River, Bay du Vin and then on to Miramichi Bay and Northumberland Strait. Boating, sailing, canoeing and kayaking on these waters is exceptional - A boat can be anchored right near the shore of your land. There is also a nice community boat launch and wharf within five minutes at Bay du Vin, and more options for boat slips in nearby Escuminac.
Your acreage has excellent access via the Acadian Coastal Drive (Highway 117) to Kenzie Lane and then over a private right-of-way over the neighbouring hay field onto your land. There are still signs of the old driveway that ran through the property down to the shore. Unfortunately, it has since grown back in though we are considering opening it back up this year. An area, approx. 10 acres nearest the shoreline at the property’s southeastern end is mature to over-mature forest of Spruce, Fir, White Pine, Poplar and Maples.  An old rustic camp is situated within this area at the shore (see pictures) and holds little to no value.
Topographically the land is mostly level to gently sloping towards the shoreline. A small creek runs through the middle of the estate and flows to the Little Black River at the north-western boundary. Many years ago, much of the land was open grass land and farmed for hay. Over the years it has gone back to nature and is now mixed forest and brush.
Fishing from the shore and within the Little Black River is very good for sea bass and sea trout. This area of mixed forest is well-known for a variety of wild animals: moose, white tail deer, various small games, game birds and sometimes even black bears and coyotes.
There is always something to do in the area with many family friendly community festivals and events throughout the summer including ‘Festival Fruit de Mer’ (The Seafood Festival), Escuminac Beach Pig Road, Bay du Vin Summer Survival Days and the Baie Ste. Anne Acadian Day, to name a few.
Good shopping facilities are in Miramichi and Chatham, where you can also find Restaurants, Motels, Schools, entertainment, hospitals and much more.
The vibrant city of Moncton (pop. 120,000), the province’s largest city and urban centre, is 140 kilometers distant, and easily reached via well maintained paved country roads and highways. Greater Moncton International Airport has flights arriving and departing to major centres within Canada and New Jersey, USA.
Getting to your land from the Moncton Airport is easy. Take Highway 15 East approx. 15 minutes towards the coastal town of Shediac. Continuing North on Highway 11 approx. 1 hour past Buctouche, Richibucto. Before reaching Miramichi, turn right on South Black River Road and follow East for just 10 minutes to a small bridge over Little Black River. Your first driveway on the left after the bridge is Kenzie Lane. Follow Kenzie Lane past two homes and onto your land.
Here is your chance to own your own little piece of heaven in Bay du Vin.
